Before you compare

Why do contract prices differ?

The original buyer sometimes wants out before delivery, so the contract comes with different terms than a new one. That difference may work in your favour or not.

    FAQ

    What people ask most

    See all questions →
    How does a transfer happen?

You agree the cash and terms, sign a written agreement, then sign the contract over at the developer. The steps.

Does the transfer need the developer's approval?

Yes. A transfer follows the policy and fees of the company that owns the project, and it cannot complete without their approval.

What should I check before paying anything?

The contract, receipts, balance statement and assignment clause. The verification status shows what has been checked.

    Who pays the fee?

The buyer alone — 1% of the cash with no minimum, collected on the day the transfer completes. The seller pays no fee and no listing charges.

    Is the transfer value negotiable?

The seller sets the value, and many units are marked negotiable. The final figure is agreed between the two sides.

    Which documents are needed?

The contract, receipts, balance statement and ID for each party. Their accuracy is the seller's responsibility.

    What happens after the agreement?

A written agreement sets the cash, the deposit and a deadline, then the transfer runs at the developer.

    The problem we solve

Some contract holders in Egypt have paid a substantial share of their unit's price and then had their circumstances change. They face two poor options: keep paying instalments beyond their means, or cancel and absorb a heavy deduction plus a long wait to recover the balance.

At the same time there are buyers who can comfortably carry a monthly instalment, but for whom the developer's current price is out of reach.

    How we work

We connect the two sides, keep the paperwork organised between them, and stay with the transfer procedure through to signature at the developer's office. A unit's details and documents come from the seller, who is responsible for their accuracy.

The seller pays no commission. The buyer pays 1% of the cash, with no minimum, on transfer day only.

    How we operate

Every figure on the platform traces back to a document. We distinguish clearly between what is confirmed and what is estimated.

    No pressure

If we review your contract and conclude that continuing is better for you, we will say so — even when that means we earn nothing.

    The difference

    Why this is not brokerage

The market is full of listings and numbers with no paperwork behind them. These are the differences you will notice from the first call.

    Why Smart Unit

    Four things that matter

    Clear verification status

We review the documents before listing and mark each item with its status — anything not yet reviewed shows as "under review".

    Every figure has a source

The cash, the balance and the instalment come from the seller's contract and receipts, not from talk.

    The developer's procedure

A transfer completes under the terms of the company that owns the project, signed at its office.

    A specialised marketplace

Transferring instalment contracts is all we do — this is not a general property portal.

    For the seller

    1. 01Send your unit detailsThe contract figures, what you have paid, the cash you want, and photos if you have them.
    2. 02We review the documentsWe look at the contract, the receipts and the balance statement, and mark the verification status item by item. The accuracy of the documents remains your responsibility as the seller.
    3. 03We list it for buyersWith its real figures, under your name or with no identifying details if you choose a quiet listing.
    4. 04We help complete the transferWe arrange the viewing and the written agreement and stay with you through to signature at the developer. The fee is collected from the buyer on transfer day only.

    For the buyer

    1. 01Choose a unitFilter by the cash you have, the instalment, the area and the developer, and compare opportunities.
    2. 02Check the data and documentsThe contract figures are in front of you, and the verification status tells you what has been checked and what is still under review. The paperwork is shown to you before any payment.
    3. 03Agree the termsA written agreement sets the cash, who carries the developer transfer fee, a deadline for completion, and what happens to the deposit in each case.
    4. 04Complete at the developerThe developer's approval is essential. Payment, signature and the contract moving to your name happen at the project owner's office, and the 1% fee is collected there.

The full protections and terms are in the protections section and the terms of use.

    Verification status

    Know which figures are confirmed

Every unit carries five items, and each one is ticked only after we have seen its document. Anything not yet seen shows as "under review" — we do not call something verified until it is.

    • ContractThe original contract with the developer
    • PaymentsPayment receipts with their dates
    • Amount remainingStatement of the balance from the developer
    • Transfer termsThe assignment clause in the contract
    • Developer's positionThe company's approval of the transfer and its fees

The accuracy of the documents and the data itself is the seller's responsibility. The platform's role is to show the status of each item as it stands.

    Protections

Both sides' rights, written down first

A transfer is a large transaction, and each side deserves to know how they are protected before anything starts. These rules apply to every deal, without exception.

    If you are the seller

    • A held deposit — the buyer pays a deposit before transfer procedures begin, so nobody wastes your time.
    • We vet the buyer — their cash position and ability to carry the remaining instalments are checked before any viewing.
    • Settled in one session — the cash is paid in full at the developer's office at the moment of signing, not after.
    • No cost to you — no listing fee, no viewing fee, no commission at any stage.
    • A quiet exit if you want one — you can list your unit's figures without your name or any identifying detail going public.
    • One person on your deal — a single point of contact from day one to signature, not a new face each time.

    If you are the buyer

    • You see the paperwork first — the original contract, the receipts and the developer's balance statement, before any money moves.
    • Developer approval first — we confirm the transfer is permitted and what it costs before you pay, not after.
    • Payment at the developer — nothing is transferred to anyone before signature and the contract moving to your name.
    A written agreement

Before any payment, both sides sign a document setting out the cash amount, who carries the developer's transfer fee, a deadline for completing the procedures, and what happens to the deposit in each scenario. Nothing is left verbal.

    Review it with your lawyer

We send the agreement to both sides well before the signing session, and we recommend each party review it with their own lawyer. We never rush a signature.

    The procedure

    Is transferring a contract legal?

Yes. Most developers permit a contract to be assigned under defined conditions, usually against a transfer fee they set.

What happens if the developer refuses?

The deal is cancelled with no fee to either side, and what happens to the deposit follows the signed written agreement.

Why transfer rather than hand the unit back?

Cancelling usually deducts a share of what you paid and returns the balance in instalments. A transfer pays cash sooner. Compare with your own figures in the calculator.

    Documents and verification

What is checked in the documents?

The contract, the receipts, the balance statement, the assignment clause and the developer's position. Each item is marked in the verification status once the team has seen its document; anything not yet seen shows as "under review".

Who is responsible for the accuracy?

The seller alone. The platform shows what the seller provides along with the verification status; reviewing does not transfer responsibility.

    Fees and figures

Who pays the developer's transfer fee?

That is agreed between the two parties before signing and written into the agreement. Commonly the buyer carries it, but there is no fixed rule.

When exactly is the platform fee collected?

On the day the transfer completes at the developer, after the contract moves to the buyer's name. There are no upfront charges.

What does the fee come to on each amount?

    1% of the cash, no minimum: 400,000 → 4,000 EGP, 800,000 → 8,000, 2,700,000 → 27,000, 6,000,000 → 60,000. The full table is on the examples page.

    Is there a worked example?

Yes — a full step-by-step example on the worked examples page.

    Tax and legal

Is there tax on the sale?

A property disposal tax of 2.5% of the disposal value, payable by the seller. There is an indicative calculator on the calculator page — indicative only, not tax advice.

    Where are the full terms?

In the terms of use and privacy policy, and the disclaimer.

These answers are general and for explanation only. They are not legal or tax advice for your situation — review your contract with your lawyer before signing.

    Terms of use

    1. Our role. Smart Unit is an intermediary connecting a party wishing to transfer their contract with a party wishing to take it over, and facilitating the procedure. We are not a party to the agreement between seller and buyer, nor to the original contract with the developer.

    2. Developer approval. Completion of any transfer depends on the developing company's approval, policy and fees. We pursue that approval but do not guarantee it will be granted.

    3. The fee. 1% of the cash paid to the seller, with no minimum, borne solely by the buyer and due on the day the transfer completes. No fee is due if no transfer completes.

    4. Accuracy of information. The seller alone is responsible for the accuracy of the contracts, the unit details, the payment methods and terms, and every other detail they provide. Our review of the documents does not transfer that responsibility to us, and legal responsibility for any error, misrepresentation or concealment rests with the seller.

    5. The deposit. Its amount and treatment are set out in a written agreement between the parties, and what happens to it in every scenario — including the developer refusing the transfer — is governed by that signed agreement.

    6. Indicative figures. Calculator results and estimates shown here are indicative and vary with the terms of each contract. They are not legal or financial advice and are not a promise of any outcome.

    Privacy policy

What we collect. Your name, mobile number, unit details and its documents — whatever you enter into the forms on this site or send us on WhatsApp.

How we use it. To verify the unit, match it with a suitable counterparty, and complete the transfer procedure. We do not sell or rent your data to anyone.

Sharing. We share unit details with serious buyers after your consent, and share documents with the developer for the formal procedure. Contact details are never published on the site.

Quiet listing. If you choose to list without public details, only the unit's figures appear — no name, no precise location, no identifying detail.

Your rights. You can ask us to withdraw your unit or delete your data at any time through the same channel.

Local storage. Saved units, comparisons, alerts and recently viewed units are stored in your own browser only. If you ask about a unit, your name and number are kept on your device so we do not ask again, and reach us only with your request.

    • Total

An estimate based on the rates stated above — not tax or legal advice. Check with an accountant before paying.

The seller is liable by law

No agreement putting the tax on the buyer can be raised against the tax authority. If you agree the buyer pays it, that agreement binds you two only — the authority still pursues the seller.

    Notify before registration

The obligation starts at the date of the disposal itself, not at the date of registration.

Indicative only and not tax advice. The late penalty is capped at 2% per month and tied to the central bank rate, so the figure here is an estimate. Check your position with an accountant or the tax authority.

    Example 1

    A 6,000,000 EGP unit with 2,400,000 paid

The seller has paid 40% of the price to the developer, has 3,600,000 EGP left in instalments, and sets the cash they want at 2,700,000 EGP.

The developer's own transfer fee is entirely separate from the platform fee and is set by each company's policy.

    What you gain

    • Instalments keep flowing — the incoming client continues the same payment schedule without a break.
    • Fewer cancellations — every completed transfer is a cancellation that did not happen and a unit that did not return to inventory.
    • Vetted clients — we check the buyer's capacity before they reach you.
    • Your transfer fee is collected exactly as your policy sets it. We are not a party to it.

    How we work with you

    • Your policy governs — we request your transfer terms and fees and follow them to the letter.
    • No unit is listed before we confirm transfers are permitted in your project.
    • The file arrives complete — both parties' documents reviewed before they reach you.
    • Periodic reporting on transfer activity across your projects, if you want it.

    Where the gap comes from

    • The contract price is frozen at the original signing date, while the developer's current prices have moved.
    • The seller needs cash, not the highest price — and that is what creates the opportunity.
    • Instalments continue on the original terms, not the developer's current ones.

    What to watch

    • Cash up front — you need liquid funds on transfer day, not in stages.
    • Developer approval is a precondition; without it the deal is cancelled and the deposit is handled as the written agreement sets out.
    • Transfer fees sit on top of the cash and vary by company.
    • The saving is indicative — based on the developer's published price, not a guaranteed resale value.

    The figures

All figures, estimates and comparisons shown — including calculator results and the "saving" value — are indicative. They depend on the terms of each individual contract and on the developer's published price at the time of listing, and are not a promise of an outcome or a guarantee of return.

    Listed information

Unit data reaches us from the owners, and the accuracy of the contracts, unit details, payment methods and every other detail is the seller's responsibility alone. The platform does not warrant any statement or document provided by a seller.

    Our role

Smart Unit is an intermediary and process facilitator. We are not a party to the agreement between seller and buyer, nor to the original contract with the developer, and we do not guarantee the developer will approve a transfer.

    Not advice

Nothing here is legal, financial or tax advice, or an investment recommendation. We recommend each party review their contract and the written agreement with their own lawyer before signing.
