How does a transfer happen?
You agree the cash and terms, sign a written agreement, then sign the contract over at the developer. The steps.
Does the transfer need the developer's approval?
Yes. A transfer follows the policy and fees of the company that owns the project, and it cannot complete without their approval.
What should I check before paying anything?
The contract, receipts, balance statement and assignment clause. The verification status shows what has been checked.
Who pays the fee?
The buyer alone — 1% of the cash with no minimum, collected on the day the transfer completes. The seller pays no fee and no listing charges.
Is the transfer value negotiable?

Smart Unit is an Egyptian platform specialising in the transfer of installment property contracts — not a property listings site.
The problem we solve
Some contract holders in Egypt have paid a substantial share of their unit's price and then had their circumstances change. They face two poor options: keep paying instalments beyond their means, or cancel and absorb a heavy deduction plus a long wait to recover the balance.
At the same time there are buyers who can comfortably carry a monthly instalment, but for whom the developer's current price is out of reach.
How we work
We connect the two sides, keep the paperwork organised between them, and stay with the transfer procedure through to signature at the developer's office. A unit's details and documents come from the seller, who is responsible for their accuracy.
The seller pays no commission. The buyer pays 1% of the cash, with no minimum, on transfer day only.
Every figure on the platform traces back to a document. We distinguish clearly between what is confirmed and what is estimated.
If we review your contract and conclude that continuing is better for you, we will say so — even when that means we earn nothing.

Know which figures are confirmed
Every unit carries five items, and each one is ticked only after we have seen its document. Anything not yet seen shows as "under review" — we do not call something verified until it is.

The accuracy of the documents and the data itself is the seller's responsibility. The platform's role is to show the status of each item as it stands.

A transfer is a large transaction, and each side deserves to know how they are protected before anything starts. These rules apply to every deal, without exception.

- We vet the buyer — their cash position and ability to carry the remaining instalments are checked before any viewing.
- Settled in one session — the cash is paid in full at the developer's office at the moment of signing, not after.
- No cost to you — no listing fee, no viewing fee, no commission at any stage.
- A quiet exit if you want one — you can list your unit's figures without your name or any identifying detail going public.

If you are the buyer
- You see the paperwork first — the original contract, the receipts and the developer's balance statement, before any money moves.

Before any payment, both sides sign a document setting out the cash amount, who carries the developer's transfer fee, a deadline for completing the procedures, and what happens to the deposit in each scenario. Nothing is left verbal.
We send the agreement to both sides well before the signing session, and we recommend each party review it with their own lawyer. We never rush a signature.

The procedure
Is transferring a contract legal?
Yes. Most developers permit a contract to be assigned under defined conditions, usually against a transfer fee they set.
What happens if the developer refuses?
The deal is cancelled with no fee to either side, and what happens to the deposit follows the signed written agreement.
Why transfer rather than hand the unit back?
Cancelling usually deducts a share of what you paid and returns the balance in instalments. A transfer pays cash sooner. Compare with your own figures in the calculator.
Documents and verification
What is checked in the documents?
The contract, the receipts, the balance statement, the assignment clause and the developer's position. Each item is marked in the verification status once the team has seen its document; anything not yet seen shows as "under review".
Who is responsible for the accuracy?
The seller alone. The platform shows what the seller provides along with the verification status; reviewing does not transfer responsibility.
Fees and figures
Who pays the developer's transfer fee?
That is agreed between the two parties before signing and written into the agreement. Commonly the buyer carries it, but there is no fixed rule.
When exactly is the platform fee collected?
On the day the transfer completes at the developer, after the contract moves to the buyer's name. There are no upfront charges.
What does the fee come to on each amount?
1% of the cash, no minimum: 400,000 → 4,000 EGP, 800,000 → 8,000, 2,700,000 → 27,000, 6,000,000 → 60,000. The full table is on the examples page.

The terms we work under, and what we do with your data.
Terms of use
1. Our role. Smart Unit is an intermediary connecting a party wishing to transfer their contract with a party wishing to take it over, and facilitating the procedure. We are not a party to the agreement between seller and buyer, nor to the original contract with the developer.
2. Developer approval. Completion of any transfer depends on the developing company's approval, policy and fees. We pursue that approval but do not guarantee it will be granted.
3. The fee. 1% of the cash paid to the seller, with no minimum, borne solely by the buyer and due on the day the transfer completes. No fee is due if no transfer completes.
4. Accuracy of information. The seller alone is responsible for the accuracy of the contracts, the unit details, the payment methods and terms, and every other detail they provide. Our review of the documents does not transfer that responsibility to us, and legal responsibility for any error, misrepresentation or concealment rests with the seller.
5. The deposit. Its amount and treatment are set out in a written agreement between the parties, and what happens to it in every scenario — including the developer refusing the transfer — is governed by that signed agreement.

Privacy policy
What we collect. Your name, mobile number, unit details and its documents — whatever you enter into the forms on this site or send us on WhatsApp.
How we use it. To verify the unit, match it with a suitable counterparty, and complete the transfer procedure. We do not sell or rent your data to anyone.
Sharing. We share unit details with serious buyers after your consent, and share documents with the developer for the formal procedure. Contact details are never published on the site.
Quiet listing. If you choose to list without public details, only the unit's figures appear — no name, no precise location, no identifying detail.
Your rights. You can ask us to withdraw your unit or delete your data at any time through the same channel.
Local storage. Saved units, comparisons, alerts and recently viewed units are stored in your own browser only. If you ask about a unit, your name and number are kept on your device so we do not ask again, and reach us only with your request.

Work out the tax on your sale
A 2.5% tax on the total disposal value stated in the contract, with no deduction for costs or expenses — under law 151 of 2026, in force since 29 July 2026.

No agreement putting the tax on the buyer can be raised against the tax authority. If you agree the buyer pays it, that agreement binds you two only — the authority still pursues the seller.
The obligation starts at the date of the disposal itself, not at the date of registration.

The cash is set by the seller. It usually starts from what they have paid the developer and moves up or down with the price difference. These figures are indicative and exclude the developer's own transfer fees.
The fee on each amount
1% of the cash the seller receives — one rate on every deal, no minimum and no exceptions. The seller pays no commission. The buyer pays it on transfer day at the developer's office.

The developer's own transfer fee is entirely separate from the platform fee and is set by each company's policy.
Transfers happen anyway — better that they are orderly
Every project has clients whose circumstances change. Whether or not they work with us, they will look for a way out. The difference is that an orderly transfer protects your cash flow and reduces cancellations.

- The contract price is frozen at the original signing date, while the developer's current prices have moved.
- The seller needs cash, not the highest price — and that is what creates the opportunity.
- Instalments continue on the original terms, not the developer's current ones.
