Know your number before you talk to anyone

Change the figures from your own contract and see immediately what the seller receives, what the fee is, and what the buyer pays in cash on transfer day.

The fee is 1% of the cash and the buyer carries it — no minimum, no hidden charges. The seller pays nothing at any stage.

The buyer then continues the remaining instalments to the developer on the original contract terms. These figures are indicative and exclude the developer's own transfer fees.

The seller pays nothing

The fee sits entirely with the buyer. The seller receives the full agreed cash amount.

Signed at the developer

No deal closes anywhere else. Signature and settlement happen at the developing company's office.

Every unit is checked

We ask for the contract, the payment receipts and a statement of the balance before a unit is listed.

The real arithmetic

Before you think about cancelling, look at the difference

Most instalment contracts deduct a share of the full unit price on cancellation, and return the balance over an extended schedule. A transfer pays you in cash in a single session.

If you hand the unit back

1,500,000 EGP
Disbursed over an extended schedule, often years
  • Unit price6,000,000
  • You had paid2,400,000

Illustrative example. The deduction rate and refund schedule differ from one contract to another and with how many instalments have been settled — which is exactly what the free contract review covers.

The process

How a transfer works

Four steps, from registering the unit to the contract carrying the buyer's name.

01

Register the unit

The seller sends the contract details: project, size, amount paid, and the payment receipts. We review them and agree a fair cash price.

02

Listing and viewing

The unit is published with its real figures, and we arrange viewings for serious buyers only.

03

Agreement and deposit

Once both sides agree, a written agreement is signed and a deposit is held until the developer approves the transfer.

04

Formal transfer

Both parties at the developer's office: cash settled, transfer completed, contract moved to the buyer's name. The fee is collected here.

Protections

Both sides' rights, written down first

A transfer is a large transaction, and each side deserves to know how they are protected before anything starts. These rules apply to every deal, without exception.

If you are the seller

  • A held deposit — the buyer pays a deposit before transfer procedures begin, so nobody wastes your time.
  • We vet the buyer — their cash position and ability to carry the remaining instalments are checked before any viewing.
  • Settled in one session — the cash is paid in full at the developer's office at the moment of signing, not after.
  • No cost to you — no listing fee, no viewing fee, no commission at any stage.
  • A quiet exit if you want one — you can list your unit's figures without your name or any identifying detail going public.
  • One person on your deal — a single point of contact from day one to signature, not a new face each time.

If you are the buyer

  • You see the paperwork first — the original contract, the receipts and the developer's balance statement, before any money moves.
  • Developer approval first — we confirm the transfer is permitted and what it costs before you pay, not after.
  • A legal feasibility review — before any unit is listed we read its contract terms and the developer's transfer policy, and tell you what is confirmed and what is estimated.
  • Payment at the developer — nothing is transferred to anyone before signature and the contract moving to your name.
A written agreement

Before any payment, both sides sign a document setting out the cash amount, who carries the developer's transfer fee, a deadline for completing the procedures, and what happens to the deposit in each scenario. Nothing is left verbal.

Review it with your lawyer

We send the agreement to both sides well before the signing session, and we recommend each party review it with their own lawyer. We never rush a signature.

The difference

Why this is not brokerage

The market is full of listings and numbers with no paperwork behind them. These are the differences you will notice from the first call.

The fee

Written down from the start

1% of the cash the seller receives — one rate on every deal, no minimum and no exceptions. The seller pays no commission. The buyer pays it on transfer day at the developer's office — not before.

FAQ

What people ask most

Is transferring a contract legal?

Yes. Most developers permit a contract to be assigned to another party under defined conditions, usually against a transfer fee they set. We confirm the developer's policy before a unit is listed at all.

What happens if the developer refuses?

The deal is cancelled with no fee to either side, and what happens to the deposit follows the signed agreement. That is why we check the developer's terms before the agreement, not after.

Who pays the developer's transfer fee?

That is agreed between the two parties before signing and written into the agreement. Commonly the buyer carries it, but there is no fixed rule.

When exactly is the platform fee collected?

On the day the transfer completes at the developer's office, after the contract moves to the buyer's name. There are no upfront charges for listing or browsing.

Why transfer rather than hand the unit back?

Cancelling with a developer usually deducts a significant share of what you paid and returns the balance over an extended schedule. A transfer pays you cash sooner and at a value closer to the market.

The problem we solve

Some contract holders in Egypt have paid a substantial share of their unit's price and then had their circumstances change. They face two poor options: keep paying instalments beyond their means, or cancel and absorb a heavy deduction plus a long wait to recover the balance.

At the same time there are buyers who can comfortably carry a monthly instalment, but for whom the developer's current price is out of reach.

How we work

We connect the two sides, review the paperwork before anything is listed, and stay with the transfer procedure through to signature at the developer's office. No unit is listed before we have seen its contract and payment receipts.

The seller pays no commission. The buyer pays 1% of the cash, with no minimum, on transfer day only.

How we operate

Every figure on the platform traces back to a document. We distinguish clearly between what is confirmed and what is estimated.

No pressure

If we review your contract and conclude that continuing is better for you, we will say so — even when that means we earn nothing.

Your contract

LIVE

The deduction rate is written into your contract and differs by developer. If you are unsure, leave it at 15% as a rough starting point.

If you hand the unit back

Disbursed over an extended schedule
  • Cancellation deduction
  • Share of what you paid, lost

If you transfer the contract

Cash, in the transfer session
  • Your fee as sellerZero
  • Buyer's fee (1%)
  • Difference in your favour

Indicative only. The final review is carried out on your actual contract, and the figures change with its terms and how many instalments are settled.

Property disposal tax

Work out the tax on your sale

A 2.5% tax on the total disposal value stated in the contract, with no deduction for costs or expenses — under law 151 of 2026, in force since 29 July 2026.

Transfers to a spouse, ascendants or descendants fall outside the scope of the tax following the amendment to article 43.

Tax due
  • Liable partyThe seller
  • Payment window60 days from the disposal
  • Estimated late penalty
  • Total

An estimate based on the rates stated above — not tax or legal advice. Check with an accountant before paying.

The seller is liable by law

No agreement putting the tax on the buyer can be raised against the tax authority. If you agree the buyer pays it, that agreement binds you two only — the authority still pursues the seller.

Notify before registration

The obligation starts at the date of the disposal itself, not at the date of registration.

Indicative only and not tax advice. The late penalty is capped at 2% per month and tied to the central bank rate, so the figure here is an estimate. Check your position with an accountant or the tax authority.

What you gain

  • Instalments keep flowing — the incoming client continues the same payment schedule without a break.
  • Fewer cancellations — every completed transfer is a cancellation that did not happen and a unit that did not return to inventory.
  • Vetted clients — we check the buyer's capacity before they reach you.
  • Your transfer fee is collected exactly as your policy sets it. We are not a party to it.

How we work with you

  • Your policy governs — we request your transfer terms and fees and follow them to the letter.
  • No unit is listed before we confirm transfers are permitted in your project.
  • The file arrives complete — both parties' documents reviewed before they reach you.
  • Periodic reporting on transfer activity across your projects, if you want it.

Where the gap comes from

  • The contract price is frozen at the original signing date, while the developer's current prices have moved.
  • The seller needs cash, not the highest price — and that is what creates the opportunity.
  • Instalments continue on the original terms, not the developer's current ones.

What to watch

  • Cash up front — you need liquid funds on transfer day, not in stages.
  • Developer approval is a precondition; without it the deal is cancelled and the deposit is handled as the written agreement sets out.
  • Transfer fees sit on top of the cash and vary by company.
  • The saving is indicative — based on the developer's published price, not a guaranteed resale value.

The figures

All figures, estimates and comparisons shown — including calculator results and the "saving" value — are indicative. They depend on the terms of each individual contract and on the developer's published price at the time of listing, and are not a promise of an outcome or a guarantee of return.

Listed information

Unit data reaches us from the owners. We review the documents before publishing, but the accuracy of the contracts, unit details, payment methods and every other detail is the seller's responsibility alone.

Our role

Smart Unit is an intermediary and process facilitator. We are not a party to the agreement between seller and buyer, nor to the original contract with the developer, and we do not guarantee the developer will approve a transfer.

Not advice

Nothing here is legal, financial or tax advice, or an investment recommendation. We recommend each party review their contract and the written agreement with their own lawyer before signing.
